Precious Homes provides luxury short-term rental apartments located in Lisbon, Portugal. Through our Website, guests can browse available properties, view details and photographs, and submit booking inquiries. We act as the property manager and host for all listed apartments.

3. Booking and Reservations

All bookings begin with an inquiry submitted through our contact form or by email. Submitting an inquiry does not constitute a confirmed reservation. A booking is only confirmed once:

  • We have confirmed availability for your requested dates
  • You have received a written booking confirmation from us
  • The required payment or deposit has been processed

We reserve the right to decline any booking request at our sole discretion.

4. Payment Terms

Payment terms, including total price, deposit requirements, and accepted payment methods, will be communicated during the booking confirmation process. Full payment details are specified in your individual booking confirmation. All prices are quoted in euros (EUR) unless otherwise stated.

5. Cancellation Policy

Cancellation terms vary depending on the property and booking period. The specific cancellation policy applicable to your reservation will be detailed in your booking confirmation. Please review your booking confirmation carefully for the applicable cancellation terms, deadlines, and any associated fees.

6. Check-in and Check-out

Standard check-in time is 15:00 (3:00 PM) and check-out time is 11:00 (11:00 AM). Early check-in or late check-out may be available upon request, subject to availability and potential additional charges. Specific arrival instructions, key collection details, and property access information will be provided prior to your stay.

7. Guest Responsibilities

As a guest, you agree to:

  • Treat the property and all its contents with care and respect
  • Not exceed the maximum occupancy stated in your booking confirmation
  • Keep noise to a reasonable level, especially between 22:00 and 08:00, in consideration of neighbours and other residents
  • Report any damage or maintenance issues to us promptly
  • Follow all house rules provided at check-in
  • Leave the property in a reasonably clean and tidy condition upon departure

Guests are financially responsible for any damage to the property or its contents caused during their stay, beyond normal wear and tear.

8. Property Rules

The following rules apply to all Precious Homes properties:

  • No smoking — Smoking is strictly prohibited inside all apartments. Smoking may be permitted in designated outdoor areas where available.
  • No parties or events — Our apartments are intended for residential use. Parties, events, and gatherings exceeding the maximum occupancy are not permitted.
  • Respect for neighbours — Our properties are located in residential buildings. Guests must respect the quiet enjoyment of neighbouring residents at all times.
  • No pets — Unless specifically agreed upon in writing prior to booking.

Violation of these rules may result in immediate termination of your stay without refund.

9. Liability Limitations

While we strive to ensure accuracy in all property descriptions, photographs, and information on our Website, we cannot guarantee that all details are entirely error-free. We shall not be liable for:

  • Loss or damage to guests' personal belongings during their stay
  • Interruptions to utilities or services beyond our control (such as power outages or internet disruptions)
  • Indirect, incidental, or consequential damages arising from the use of our services
  • Any loss or inconvenience caused by circumstances beyond our reasonable control (force majeure)

Our total liability shall in no case exceed the total amount paid for the booking in question.

All content on this Website, including but not limited to text, photographs, graphics, logos, icons, and design elements, is the property of Precious Episode LDA or its licensors and is protected by Portuguese and international copyright and intellectual property laws. You may not reproduce, distribute, modify, or use any content from this Website for commercial purposes without our prior written consent.

These Terms of Service shall be governed by and construed in accordance with the laws of Portugal. Any matters not covered by these terms shall be subject to applicable Portuguese legislation, including the Portuguese Civil Code and consumer protection regulations.

12. Dispute Resolution

In the event of any dispute arising from these terms or our services, we encourage you to contact us first to seek an amicable resolution. If a dispute cannot be resolved informally, it shall be submitted to the competent courts of Lisbon, Portugal.
